Rent Collection & Late Payment Policy – Portland Property Management
At HarborLight PM, we understand that reliable rent collection is key to a successful rental property investment. That’s why we’ve developed a streamlined rent collection process that makes it easy for tenants to pay on time—and ensures you're paid promptly.
Convenient Online Rent Payments
We make it simple for tenants to pay rent through our secure 24/7 online tenant portal. Tenants can log in from any device, any time, to submit their payments electronically. This convenience encourages timely payments and allows us to process your owner disbursements faster.
Rent Due Date & Late Fees – Maine Law Compliant
Under Maine landlord-tenant law, rent is due on the 1st of each month. We offer a generous grace period until the 16th of the month. If rent is not received in full by this date, a 4% late fee will be automatically applied to the outstanding balance in accordance with Maine state regulations.
In the event a check is returned for insufficient funds, tenants will be charged a $40 returned check fee, as outlined in our lease agreements.
Handling Late or Missed Payments
While most tenants pay on time, we are fully prepared to take appropriate action when they don’t. If rent is past due, we issue a formal Late Rent Notice, which includes any applicable late fees and outlines the steps tenants need to take to bring their account current.
If a tenant continues to miss payments or becomes unresponsive, our experienced team will guide you through the eviction process in Maine, ensuring that all actions taken are legally compliant and professionally handled. Our goal is always to resolve the situation quickly and minimize vacancy by re-renting your property as soon as possible.
