Am I required to make my property available to Section 8 tenants?
While federal law does not require landlords to accept Section 8 tenants, Maine does prohibit discrimination based on source of income. This means you cannot reject a tenant solely for using Section 8—you must evaluate all applicants using the same criteria. -
Are you licensed?

Can I reach you after hours?

How and when do I get my rental income?
Disbursements are made monthly, typically within 5–10 business days after rent is collected, minus any expenses. Statements are provided with each disbursement. -
How is rent collection handled?
Tenants pay rent via an online portal, ACH, or check. We enforce late fees and issue 7-Day Notices to Quit as outlined in Maine law if rent remains unpaid -
How long of a lease do you sign with tenants?
We typically sign 12-month leases, but offer flexible lease terms depending on the market, property type, and owner goals. -
How much is the tenant's security deposit?
Maine law allows a maximum of two months' rent for a security deposit. We typically charge one month, but may adjust based on risk factors. -
How soon can you start managing my property?
We can begin as soon as the Property Management Agreement is signed and we complete an initial property evaluation and compliance check. -
What types of properties do you manage?

What type of reports do I get and how often?

Who holds the tenant’s security deposit?
